What a high-end home spa really costs

From a single luxury sauna to a full home bathhouse: real equipment prices, the construction line items, and what the totals add up to.

01 · The short answer

Most serious projects land between $60,000 and $500,000

Almost nobody publishes the all-in price of a private spa, so we built the totals up from the parts that do have public prices: the equipment, the construction line items and design fees. The ranges below are our estimates from those parts, not quotes. Your site, finishes and region will move them.

Three things drive the number more than anything else: whether it's indoors (waterproofing, ventilation and dehumidification get expensive), how much stone and glass you want, and whether a designer leads the project.

  • Custom sauna house, an architect-designed outbuilding with a premium heater, glazing and an outdoor shower: about $60,000 to $250,000.
  • Home steam room or hammam, fully waterproofed, stone, heated benches, a 10 to 30 kW generator: about $40,000 to $150,000; a marble hammam with a heated central platform, $100,000 to $250,000.
  • Indoor contrast-therapy suite (sauna, steam shower and a custom plunge, with drainage and dehumidification): about $100,000 to $300,000.
  • Full home bathhouse (the suite plus a hot pool, tile throughout and a lounge): about $250,000 to $1 million or more.
  • Garden wellness pavilion, a standalone building with sauna, steam, plunge and a rest room: about $500,000 to $2 million or more.

02 · Real price anchors

What the headline pieces cost

  • Klafs S1, the retractable indoor sauna Kohler launched in the US in July 2026: $44,900 to $51,900, before the required white-glove install and a 240-volt circuit.
  • ThermaSol Solaris, the off-grid solar sauna cabin: list price about $95,000 to $101,000, with retailers selling it from about $66,600; it arrives assembled on a flatbed and needs a crane or forklift.
  • Custom stainless cold plunges from a specialist like Diamond Spas: about $45,000 on average and around $65,000 for elaborate builds, as reported by The Wall Street Journal.
  • Premium electric heaters such as HUUM and Saunum run about $2,800 to $3,700 for the heater alone, and wood-fired stoves like Kuuma $2,400 to $5,500.

03 · The build

Where the rest of the money goes

  • A luxury steam room runs up to about $130 per square foot all-in, according to Angi; the generator itself is often only $900 to $3,500.
  • Waterproofing is the line item you can't skimp on indoors: it's typically quoted separately from tile, and a specialist can add $500 to $2,000 on a small room.
  • A full-service residential designer typically charges 8 to 15% of construction cost.
  • Add-ons people forget: a dedicated 240-volt circuit, ventilation and dehumidification, drainage for the plunge, and crane or delivery access for a prebuilt cabin.

Price the parts you can see on our site, then budget about as much again for the room around them.
